Beachfront condo buyers in Hua Hin usually face a straight trade: the sea on your doorstep, or enough space to actually live in. Baan Suan Rim Sai is one of the few addresses where both are possible, and this fourth-floor corner unit runs to 79.8 sqm with two bedrooms and two bathrooms.

Why This Beachfront Condo Is Worth Seeing

Baan Suan Rim Sai was built by Sansiri in 2008 directly on the sand at Nong Kae, and the communal pool terrace opens straight onto the beach. That position is the asset here, and it is one no amount of interior spend can create elsewhere.

This beachfront condo is a corner apartment, so glazing runs along two elevations and daylight enters from both. At 79.8 sqm it is meaningfully larger than the one-bedroom stock that dominates Hua Hin's beachfront market.

It is offered freehold, fully furnished and ready to occupy.

Open-Plan Living and Dining

The main space of this beachfront condo runs open-plan from the kitchen through the dining area to the lounge, laid throughout in warm timber flooring that lifts the whole apartment.

Sliding doors open onto the balcony on one side, with a further window wall on the corner return. A wall-mounted television sits on a floating shelf run, and the seating is a large sectional with a low timber and stone coffee table.

The proportions are the point. There is room here for a proper sofa, a dining table for six and circulation around both, which is rarely true at this size on the coast.

The Kitchen

The kitchen of this beachfront condo occupies its own defined run rather than being tucked into the lounge wall, fitted in white cabinetry above and below with a stone-effect worktop and a distinctive gold tiled splashback.

It is equipped with a two-ring electric hob, an extractor hood, a stainless steel sink with drainer, a microwave and a full-height fridge freezer, with open shelving above for daily items.

A substantial marble-effect island with a matching pedestal base doubles as a breakfast bar and dining table, seating four to six.

Bedrooms

Both bedrooms of this beachfront condo take king beds comfortably and both carry the same timber flooring, air conditioning and full-height glazing with balcony access.

The principal room is finished with a large framed artwork above the bed, floor-length curtains to the balcony doors and a fitted desk run along one wall.

The second bedroom has a full-height mirrored sliding wardrobe and opens directly to its own bathroom, so it functions as a genuine guest suite rather than a box room.

Bathrooms

Two bathrooms serve this beachfront condo. Both are finished in small-format ceramic tiling in soft cream, with dark stone-effect vanity tops, wall-hung basins, timber trim detailing and full-width mirrors.

One has a walk-in shower area with a seat and a wall-mounted instant water heater, the other a shower zone alongside the vanity. They are clean, practical and in good order.

The Balcony and the Outlook

The balcony of this beachfront condo runs off the living room with sliding glass access and a metal railing, deep enough for a small table and chairs.

Be clear on the aspect: from the apartment itself the outlook is green, over mature treetops and the neighbouring low-rise buildings within the development. The sea views at Baan Suan Rim Sai come from the communal terrace and pool deck, which are a lift ride away.

For many buyers that is the better arrangement. You get shade, privacy and quiet in the apartment, and the full beachfront panorama whenever you want it.

Baan Suan Rim Sai

This beachfront condo sits within three low-rise buildings of eight floors holding 85 units in total, which keeps density low and the communal areas usable even in high season.

The centrepiece is a large infinity pool set directly above the sand, with a circular plunge pool alongside, sun loungers, umbrellas and mature shade trees. A covered pavilion with lounge seating looks straight out to sea.

Further provision includes a gym, a sauna, a children's play area, landscaped gardens, a barbecue area, Wi-Fi, lift access, covered parking, CCTV and 24-hour security.

A beachfront condo in a Sansiri-built project of this age has a practical advantage: the building is proven, the landscaping is mature and the management is established.

Nong Kae and the Location

This beachfront condo sits at Nong Kae, south of Hua Hin town, on the stretch running down towards Khao Takiab and Khao Tao. It is quieter than the centre, with the beach wider and less crowded.

Khao Takiab village, its temple and its seafood restaurants are minutes away. Bluport, Market Village, Bangkok Hospital Hua Hin, the night market and the railway station are all a short drive north.

Cicada Market and Tamarind Market are close, and several championship golf courses sit just inland. Bangkok is roughly three hours by road.

Freehold Ownership

This beachfront condo is offered freehold, one of the clearest and most straightforward forms of ownership available in Hua Hin.

Title and ownership details should be confirmed in writing before a deposit is paid, and the Bloom Group team can guide you through every step of the purchase.

Points to Check Before You Buy

Written confirmation of title and ownership details from the juristic person

Current monthly common area fee and the date of the last increase

Sinking fund balance and any planned building works or special levies

Outstanding fees on the unit, which transfer with the property

Parking allocation attached to the unit

Scope and date of the renovation works described by the seller

A written inventory of the furniture and appliances included

Whether the building permits short-term holiday letting

Our team can request each of these from the seller and the building management on your behalf before you commit.

Why This Beachfront Condo Is Worth Your Attention

Beachfront land in Hua Hin is finite and almost entirely built out. Buying into an established project on the sand is now the only realistic way to own at this position, and prices for it only move one way over time.

The size is the second argument for this beachfront condo. Two genuine bedrooms, two bathrooms and 79.8 sqm put this apartment in front of a different buyer than the studios and one-beds that fill the beachfront market: families, long-stay visitors, couples who want a guest room that works.

It is also ready. Furniture, appliances, air conditioning and window dressings are all in place, so a buyer arrives with suitcases rather than a shopping list. For an investor that means the unit can begin letting immediately, with no fit-out period eating into the first year.

The corner position is worth more than it sounds. Light on two sides, cross ventilation and no neighbour on one flank make a material difference to how an apartment feels day to day, and corner units at any project are always the scarcer stock.

And the price sits below 100,000 THB per sqm for beachfront in Hua Hin, which is increasingly hard to find.

Early viewing is advised, and we can arrange a video walkthrough for buyers not yet in Thailand.
